Nerja: Eastern Axarquía, one of the highest solar yields in Málaga

With 1,728 kWh per kWp per year (PVGIS v5.2 data, SARAH2 database, European Commission, coordinates 36.7525°N / -3.8743°W, 30° tilt, 14% losses, crystalline silicon, verified April 2026), Nerja produces ~4.4% more than Málaga city (1,652 kWh/kWp) — one of the highest annual yields we have documented in the province. A 5 kWp system generates roughly 8,640 kWh per year, enough to cover the electricity use of a four-person home with intensive air conditioning.

Nerja has 22,132 residents (INE register 2025) with ~35% foreign residents — one of the highest proportions in the whole province of Málaga. What sets Nerja apart from other Costa del Sol expat towns: a dominant British + Nordic mix (Swedish notably, then Danish and Norwegian), a community that commonly searches under the term solpaneler (solar panels, in Swedish). Germans are a smaller presence here (the larger figure is in neighbouring Torrox). We serve in Spanish, English and German — English covers the British plus the Scandinavians who dominate the local market.

Tax incentives in Nerja (honesty first)

Being transparent: Nerja does NOT offer an IBI or ICIO rebate for solar self-consumption as of 2026. The Andalusian legal framework allows up to 50% IBI and 95% ICIO but it requires a municipal tax ordinance — the Nerja Town Hall has not approved one. The tax saving comes entirely from the state IRPF deductions.

Incentive Saving Conditions
IBINerja does NOT rebate solar IBI. Verified against Fundación Renovables + Town Hall ordinances, April 2026.
ICIONerja does NOT rebate solar ICIO. ICIO is typically €200–400 on a residential install.
IRPF DA 51ª (40%)up to €3,000Spanish tax residents only (183+ days/year). Requires a pre- and post-install energy certificate (CEE, €80–250) and a ≥30% reduction in non-renewable primary energy. Primary residence only.
IRPF DA 62ª (10%)up to €500New 2026 self-consumption deduction (RD-L 7/2026). Requires only the CIE (no CEE). Max base €5,000. Batteries included.

Important disclaimer: the IRPF deductions are mutually exclusive. You must choose DA 50ª (20%), DA 51ª (40%) or DA 62ª (10%). Indicative information based on RD-L 7/2026 (BOE 21/03/2026). The IRPF deductions are only available to Spanish tax residents. Post-Brexit, British owners are taxed under IRNR at 24% on surplus energy instead of the 19% EU rate — this affects the return if you are not a tax resident. We do not process subsidies — see the full guide. Exact figures depend on your personal tax situation (resident vs non-resident); consult a tax advisor.

Housing types in Nerja and technical considerations

Nerja combines a traditional old town beside the Balcón de Europa with modern hillside developments and the rural village of Maro to the east. Technical specifics:

  • Old town (Balcón de Europa): narrow streets, traditional whitewashed houses with ceramic tile roofs. The Town Hall may require that panels are not visible from the street or public spaces. Law 7/2021 (LISTA) allows a responsible declaration for <10 kWp, but in the historic centre a more restrained design may be required (installation in an inner courtyard or a south-facing slope that is not visible).
  • Maro (eastern village): within or adjacent to the Maro-Cerro Gordo Cliffs Natural Area. It may require additional environmental authorisation case by case. We recommend a prior consultation with the Junta de Andalucía before signing the project.
  • Developments (Capistrano, San Juan Capistrano, Punta Lara): communal roofs on blocks + individual villas. The dominant profile is British/Nordic (many permanent residents, high stable consumption). Law 10/2022 + RD 244/2019 allow individual installations on a communal roof with notification. We handle the process with the property administrator.
  • Beaches and seafront (Torrecilla, Burriana, El Playazo): high concentration of holiday apartments + second homes. Proximity to the sea <500 m → anti-corrosion structure (anodised aluminium + A4 stainless). The seasonal occupancy pattern affects payback — see the FAQ.
  • Cuevas de Nerja + tourism: 450,000 visitors/year drive heavy traffic in season; dust build-up on panels is slightly higher in summer → annual cleaning recommended (€40–80).

Areas of Nerja we cover

We cover the whole municipality: Nerja centre (Balcón de Europa), Maro, Capistrano, San Juan de Capistrano, Torrecilla, Burriana, El Playazo, Chaparil, Punta Lara, Parador and surrounding developments.

We also serve the neighbouring municipalities of Torrox (to the west, a German stronghold) and Frigiliana (to the north inland, a white village). We serve in Spanish, English and German.

The installation process in Nerja

  1. Free technical visit: 1–2 hours, in the language you prefer. Roof measurement, shading analysis (relevant in Nerja given the irregular topography), review of your consumption history. If you are in Maro or the old town, we include a check of the specific regulations.
  2. Responsible declaration to Nerja Town Hall (for installations <10 kWp). Andalusia's Law 7/2021 (LISTA) allows minor works with a responsible declaration. Maro / old town: may require an additional works licence — case by case.
  3. CAU request (self-consumption code) to the electricity distributor. Across the whole province of Málaga the distributor is E-Distribución (Endesa). Legal term: 5–10 working days.
  4. Installation: 1–3 days depending on size. REBT-certified team.
  5. Legalisation: CIE (electrical certificate) + registration with the Junta de Andalucía (RITSAA).
  6. Bidirectional meter: E-Distribución installs or reprograms it at no cost to the owner (RD 244/2019 Art. 13.3). Typical term 15–30 working days.

Frequently asked questions about Nerja

I'm a British/Swedish/Nordic permanent resident — what help can I get?
Nerja has no IBI or ICIO rebate, so it does not depend on nationality. IRPF deductions (DA 51ª 40%, DA 62ª 10%): only if you are a Spanish tax resident (183+ days/year filing IRPF). Post-Brexit, British owners are treated as non-EU → IRNR at 24% on surplus instead of 19% (the EU rate, which applies to Swedes/Danes/Norwegians who are EU/EEA). If you are a tax resident in Sweden/Germany with a second home in Nerja, your surplus is taxed in Spain as IRNR at 19%. See the full guide for expats.
My house is in Maro — are there restrictions due to the Natural Area?
Yes, possibly. Maro is within or adjacent to the Maro-Cerro Gordo Cliffs Natural Area, a protected space managed by the Junta de Andalucía. The landscape regulations may require that panels are not visible from public space or do not alter the traditional character. During the technical visit we verify the specific classification of your plot. Common solutions: less-visible panels, installation on a non-exposed slope, or tile-type panels. We have not found absolute restrictions — most homes in Maro can install with an appropriate design.
Is it worth it if I only use the house 3–4 months a year?
If those months fall in summer (June–September), you make the most of peak production + AC and pool consumption. Outside those months, the surplus is fed into the grid and compensated on your bill. Recommendation: a fixed compensation tariff (€0.07/kWh) rather than PVPC — more consistent for seasonal use. Typical payback for 3–4 months of use: 6–9 years (longer than continuous use, but always worthwhile because it avoids a high bill in the months of intensive use).
I live in a development like Capistrano — can I install?
Yes. Developments like Capistrano, San Juan de Capistrano or Punta Lara typically have a property administrator and internal rules. Law 10/2022 and RD 244/2019 allow individual installations on a communal roof with notification (not authorisation) to the community. We handle the process with the administrator. Most communities in Nerja accept it without issue when a complete technical project is presented. If there is formal opposition it can be challenged legally, but that is very rare.
Does Nerja really have the best solar production in the province?
It is one of the highest we have verified via the PVGIS API, but not the absolute best. Our documented data (April 2026, same parameters, 30° tilt / 14% losses): Nerja 1,728, Mijas 1,671, Benalmádena 1,670, Málaga city 1,652, Marbella 1,560. For more inland municipalities (Frigiliana, the higher Axarquía) we have not published verified figures yet. Nerja is among the highest verified so far.
Talar ni svenska? — Do you serve Scandinavian residents in Nerja?
Yes. The Nordic community in Nerja (Swedish notably, then Danish and Norwegian) commonly searches under the term solpaneler (solar panels, in Swedish). Our native languages are Spanish, English and German. For Swedish, Norwegian or Danish residents we use English — in practice, most of the Nordic community in Nerja has a good level of English and would prefer precise technical communication in that language. We offer documentation (quote, technical summary, instructions) in English by default if you ask. For non-resident owners (IRNR + ICIO/IRPF) we coordinate with bilingual Swedish tax advisors when applicable.
