What you need to know as a foreign property owner
Any property owner can install solar in Spain — residency is not required. But the tax benefits you can access depend on whether you are a Spanish tax resident or not.
NIE requirement
You need a NIE (Número de Identidad de Extranjero) for virtually everything: signing the installation contract, applying for IBI bonus, registering the system. EU citizens can get one easily. Post-Brexit British citizens apply as third-country nationals.

Important for British expats post-Brexit
Since Brexit, UK citizens are treated as third-country nationals for tax purposes. Non-resident income (IRNR) is taxed at 24% instead of 19%. If you live in Spain 183+ days/year, you are a Spanish tax resident — and you file IRPF with full access to deductions.

Permits (declaración responsable)
No building permit needed for systems under 10 kWp. We file a simple responsible declaration at your town hall.

Certified installers mount panels, inverter, and wiring. We clean up after ourselves.
Legalisation & registration
We handle the electrical certificate, <a href='https://www.juntadeandalucia.es/' target='_blank' rel='noopener' class='text-ocean hover:underline'>Junta de Andalucía</a> registration, and grid operator notification.
Meter change & activation
The grid operator (E-Distribución, an Endesa subsidiary — the only DSO operating in Málaga province) installs a bidirectional meter (they pay for it). Then surplus compensation begins.
Solar for holiday homes — is it worth it?
Yes, even for properties you only use part of the year. When you're away, surplus electricity is fed into the grid and credited on your bill.

AC, pool heating, cooking, hot water — all powered by your panels. Self-consumption: 50-70%. Monthly savings: €80-150.

Pool pump and security still on solar. Surplus fed to grid at ~€0.07/kWh fixed rate. Remote monitoring.
